Loan amounts shown are what the standard sizing tests allow on the assumptions you entered. An actual lender will apply its own underwriting, its own appraisal, its own credit and sponsor criteria, and overlays this site does not model. Real quotes routinely come in below these figures.

Accuracy

The math is tested and the conventions are documented on the methodology page, but no calculator is free of error, and correct arithmetic on wrong assumptions still gives a wrong answer. Results are provided without warranty of any kind, express or implied, including any warranty of accuracy, merchantability or fitness for a particular purpose. Verify anything that matters independently.

Estimates depend entirely on your inputs

Every figure is only as good as what you type into it. A cap rate you guessed, an NOI that omits reserves, a rate quoted on a different day-count basis — each will change the answer materially, and none of them is something the tool can detect. Where a convention matters, the page says which one it uses.
