Privacy policy

The short version: nothing you type into a calculator ever leaves your browser. Every figure is computed on your device, and the server never sees your deal.

What the calculators do with your figures

Nothing. There is no form submission, no API call and no logging of calculator inputs. The site is static files; the math runs in JavaScript in your browser. Loan amounts, rents, NOI, purchase prices and every other figure you enter exist only in the page you are looking at, and are gone when you close the tab.

A few tools remember small display preferences on your own device — which unit a toggle was left on, for example. That stays in your browser's local storage and is never transmitted.

What is collected

Consent, and how it works here

This site implements Google Consent Mode v2. Consent defaults are declared before any tag loads, which matters: a tag that fires before the defaults are set has already decided what it may store.

For visitors in the European Economic Area, the United Kingdom and Switzerland, every consent signal that requires permission — advertising storage, advertising user data, ad personalisation, analytics storage and personalisation storage — defaults to denied. Nothing measuring or advertising runs until you choose. Elsewhere those signals default to granted, which is the standard practice in those jurisdictions, and the banner is still offered so the choice is available to anyone who wants it.

Two signals are never gated. Functionality storage keeps the site working, and security storage is anti-fraud. Neither is used for measurement or advertising.

Your decision is stored on your own device and applied before any tag fires on later visits. You can change it at any time:

Legal bases (UK and EU visitors)

Where we rely on consent you may withdraw it at any time using the button above, with no effect on processing that already happened.

Your rights

Depending on where you live you may have the right to access, correct, delete, port or restrict processing of your personal data, to object to it, and to complain to a supervisory authority — in the UK, the Information Commissioner's Office. Because the site collects so little and nothing you calculate is transmitted, most requests amount to server logs and any email you have sent us. Write to the address on the contact page.

California residents: we do not sell personal information for money. Some advertising may constitute "sharing" for cross-context behavioral advertising under the CPRA; rejecting non-essential cookies opts you out of it.

Third parties

Google (Analytics and advertising) and our hosting provider are the processors involved. Data may be transferred to and processed in the United States under the relevant transfer mechanisms. This site does not use any advertising or analytics provider beyond those named here.

Children

This site is aimed at adults evaluating property transactions and is not directed at children under 16. We do not knowingly collect their data.

Changes

Material changes to this policy reset stored consent decisions, so you will be asked again rather than carried over on a policy you never saw.
