What is provided
A set of free real estate calculators and explanatory material, offered as-is for general informational purposes. There is no account, no subscription and no payment. Nothing on the site is advice — see the disclaimer, which forms part of these terms.
Acceptable use
You may use the calculators freely, including for commercial work. You may not:
- Scrape, mirror or bulk-download the site, or use automated systems that place unreasonable load on it.
- Republish the explanatory content as your own, in whole or in substantial part.
- Present results from this site as certified valuations, appraisals or lending decisions.
- Remove or obscure attribution, disclaimers or advertising.
- Attempt to interfere with the site's operation or security.
Quoting a figure or a passage with a link back is fine and welcome.
Intellectual property
The text, design, and the specific implementation of the calculators are owned by RealPropTools. The underlying financial mathematics is not — annuity formulas, cap rates and coverage ratios are standard industry knowledge and nobody's property.
No warranty
The site is provided without warranty of any kind, express or implied, including warranties of accuracy, availability, merchantability or fitness for a particular purpose. We do not warrant that the site will be uninterrupted, error-free, or that any figure it produces is correct for your situation.
Limitation of liability
To the fullest extent permitted by law, RealPropTools and its authors are not liable for any loss or damage arising from use of, or reliance on, the site — including direct, indirect, incidental, consequential, special or economic loss, lost profits, or lost opportunity. This applies however the loss arises and whether or not we were advised it was possible.
Nothing in these terms limits liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, or for fraud.
Third-party content
The site carries advertising and may link to third-party sites. Those are not endorsements, and we are not responsible for third-party content, products or practices.
Changes and availability
The site may change, and calculators may be added, altered or withdrawn at any time without notice. Material changes to these terms will be reflected in the date below. Continuing to use the site after a change means accepting it.
Governing law
These terms are governed by the laws of the State of New York, without regard to its conflict of law rules, and the state and federal courts located in New York have exclusive jurisdiction, without affecting any mandatory consumer protections available to you where you live.
